Downtown Notice: Magnolia Avenue Two-Way Conversion Underway

As of February 12, 2026, the City of Orlando has officially commenced Phase 1 of the Magnolia Avenue two-way conversion project. This major infrastructure initiative, a key component of the DTO Action Plan, involves transforming Magnolia Avenue from a one-way corridor into a two-way street between South Street and Livingston Street. The project aims to improve connectivity and accessibility throughout the downtown historic business district.

During this phase, travelers should expect the following impacts:

  • Traffic delays are anticipated along the corridor; residents and visitors are encouraged to utilize alternate routes.
  • Sidewalks will remain open to pedestrians, though occasional short detours may be implemented at specific intersections.
  • Temporary driveway access restrictions may occur; however, advance notice will be provided to affected businesses and residents.
  • Trash and recycling services, as well as mail delivery and emergency access, will remain uninterrupted.

Work hours are generally scheduled from Monday through Friday, 7 a.m. to 5 p.m., with occasional night or weekend work as required. The city is also integrating LYMMO operations into the general traffic flow as part of these improvements.

Residents and visitors are advised to avoid contact with the water in areas where blooms are visible. Do not drink, swim, or use personal watercraft in these areas, as algae toxins can cause skin rashes and respiratory irritation.
