An apartment building at The Rialto on West Sand Lake Road in the Dr. Phillips area was evacuated March 19, 2026, after residents reported hearing popping sounds and experiencing doors that would not open. First responders arriving at the property forced open at least one door on an upper floor to reach a resident, then identified what officials described as signs of structural instability inside the building.

Orange County building inspectors were called to the scene and ultimately recommended a mandatory evacuation of the entire building. Officials said they were not aware of prior structural concerns at the location before the calls received that morning.

Fire-rescue officials said crews found significant cracking inside the building, with conditions observed across multiple floors. Responders reported that several doors had to be pried open to allow residents to exit or be reached safely.

Despite the interior damage documented during the response, there were no obvious signs of structural damage visible from the exterior during the initial assessment. The building contains roughly 200 units and was reported to be about 93% occupied at the time of the evacuation.

County officials said 358 individuals were displaced. Residents were told they could not return until a licensed engineer or architect evaluates the building, determines what caused the cracking, and identifies whether repairs are required before reoccupation.

In the hours after the evacuation, deputies escorted some residents back inside briefly to retrieve essential items. Officials said there was no established timeline for when residents would be allowed to return, and that reentry would depend on the findings of the engineering assessment and any resulting safety determinations.

Impact extended to ground-floor businesses

The Rialto is a mixed-use property with businesses attached at street level. At least one business occupying ground-floor space canceled activities the day of the incident due to reported building damage, reflecting the broader disruption beyond residential units.
