Knightvest Capital buys 230-unit Heritage Estates in East Orlando, rebranding property as The Palmer

Transaction adds to Knightvest’s Orlando footprint
Knightvest Capital has acquired Heritage Estates, a 230-unit multifamily community in East Orlando built in 2003, and has rebranded the property as The Palmer. The acquisition marks the company’s third Orlando-area purchase within the past six months and brings its total unit count in the market to 1,535.
The company said the property is located in East Orlando near key employment and activity centers, including the University of Central Florida, Orlando International Airport, Lake Nona and the Lockheed Martin presence in the region. The buyer also described the location as having access to State Road 408 and nearby retail and dining at Waterford Lakes Town Center.
Renovations planned for interiors, exterior and amenity spaces
Knightvest said it will pursue a renovation program that includes upgrades to unit interiors, the building exterior and common areas. Planned work includes improvements to a 9,000-square-foot clubhouse and fitness center. The company did not disclose a purchase price or a construction budget for the renovation plan.
In marketing materials circulated prior to the sale, Heritage Estates was presented as a value-add opportunity with a significant share of units positioned for renovation, including interior finishes and technology upgrades. Those materials also emphasized the property’s East Orlando location off Alafaya Trail and proximity to regional transportation corridors and shopping destinations.
Context: a continuing buildout in Central Florida
The latest acquisition follows a Knightvest purchase announced in August 2025: the 332-unit Cortland Vera Sanford community in Sanford, north of Orlando, built in 2018. That property was rebranded as The Walton, with renovations planned for a majority of units along with amenity and common-area upgrades.
Knightvest has stated that its Orlando strategy is based on building scale in a concentrated set of markets. The company reported it entered the Orlando market in 2022 and has pursued multiple acquisitions since then.
