Management change adds two International Drive properties to Crestline’s operating platform

Crestline Hotels & Resorts has been selected to take over management of two Marriott-branded hotels near SeaWorld Orlando, adding 400 total guestrooms on International Drive to its portfolio. The owner, Apple Hospitality REIT, chose Crestline to operate the SpringHill Suites by Marriott Orlando at SeaWorld and the Fairfield by Marriott Inn & Suites Orlando at SeaWorld.

Both properties sit along the International Drive tourism corridor, a location tied closely to Orlando’s theme parks and the Orange County Convention Center market. The hotels are positioned near SeaWorld Orlando, Aquatica and Discovery Cove, and are within the broader visitor catchment that includes Walt Disney World and Universal Orlando Resort. Each property is listed at about 11 miles from Orlando International Airport.

What changes with a new hotel manager

A hotel management transition typically affects day-to-day operations rather than ownership. The operating company is responsible for staffing, service delivery, brand-standard compliance, sales and revenue management, and cost controls. For travelers, the hotel flags remain Marriott brands, and the guest-facing offer is expected to remain aligned with brand standards while operations shift to a new management team.

Crestline described the addition as part of a continuing relationship with Apple Hospitality REIT. Apple Hospitality REIT is a lodging real estate investment trust that owns hotels and contracts with operators to manage them.

  • SpringHill Suites by Marriott Orlando at SeaWorld: 200 guestrooms at 10801 International Drive. The all-suites property is marketed around family and leisure demand, and lists amenities including complimentary breakfast, on-site dining and bar service, a 24-hour fitness center, and an outdoor heated pool. The hotel also advertises a small meeting space with capacity for up to 45 people.

  • Fairfield by Marriott Inn & Suites Orlando at SeaWorld: 200 guestrooms at 10815 International Drive. The property lists complimentary breakfast, an outdoor pool area with a kids splash zone, and a small meeting room designed for limited-capacity gatherings.

How the deal fits Crestline’s broader expansion

Crestline is an independent hospitality management company founded in 2000 and operates a national portfolio spanning multiple major brands. The company has reported managing more than 100 hotels and thousands of rooms across the United States, with a significant concentration in branded select-service and extended-stay categories. The two Orlando additions strengthen Crestline’s presence in one of the country’s highest-volume leisure destinations while also tying performance to convention-related and drive-to tourism demand along International Drive.

For owners, selecting an operator is a performance decision focused on service execution, cost structure and revenue strategy. For the market, operator changes are also a signal of continued investment in branded, high-occupancy corridors such as International Drive.
